Accounting and Financial Management Services

We have been serving the Shanty Creek Condominium Association community for over 10 years. Currently partnering with 16 associations, we provide affordable rates and essential services to our members, protecting and maintaining the financial health of their association. Focusing on current and long-term property maintenance goals, we assist with budgeting, reporting and financial reserves planning. Board of Directors and Homeowners Association (HOA) membership are assured clear and accurate financial reports, timely receivables, management of collections and maintenance of financial records allowing your association to make sound financial decisions. 


What associations can expect: 


  • Monthly invoicing and processing of dues, Completion of Monthly Financial Reports - Balance Sheets, Budget v Actual Performance, Delinquency Reports, Bank Reconciliations, Reserves, and more. 
  • Preparation of Annual Budget with Prior Year Comparisons.
  • Issuance of Late Fees Notices, Collections and Legal Action, if Required. 
  • Submission of Annual Tax and Corporate Filings
  • Availability of 24/7 Online Payment Options 
  • Online Access of Association Documents for Board Members and Homeowners

For Condominium Associations contracting for Financial Management/Accounting Services, we can also provide property management services including building and grounds maintenance, snow removal and pool services.  Partnering with 16 diverse condominium associations, the needs and demands are broad and complex, but also familiar. 


We remove the burden of negotiating contracts, supervising work, managing the after-hours emergencies with ease. We are dedicated to managing the day to day needs of your associations and strategizing a long-term maintenance plan preserving the beauty and uniqueness of your community.

Maintenance Services

We offer minor repair and installation services to contracted HOA members. From ceiling repairs to floor installations, we can help maintain those small projects relieving homeowners of the time and energy of doing themselves or seeking a local contractor.

Pool Services

We offer a certified pool technician on our team, and we offer year round pool services, providing daily opening and closing of pool and lounge areas, and the maintenance of pool operations complying with testing and reporting requirements set by the State of Michigan. Seasonal opening and winterized pool closing also available.


What associations can expect: 


  • Performing Water Testing, Adjusting Water Levels, Chemical Feeders, Etc.
  • Checking All Equipment for Proper Operation. 
  • Inspecting Safety Equipment. 
  • Performing Strip Testing and Recording Documentation for State of Michigan.
  • Providing Regular and Emergency After Hours Services.


Rates are set at a fixed daily fee.
